Each capability is matched to a declared KVED code on our state registration. Plain-English description below the code.
Construction of residential and non-residential buildings
This is our principal activity and accounts for the majority of revenue. We deliver the full cycle of a building: site set-up, excavation, foundations, structural frame, external envelope, internal partitions, finishes, fit-out and handover.
On residential schemes we have built five-storey blocks, townhouse terraces and apartment refurbishment programmes. On non-residential schemes we have built warehouse extensions, retail podiums, clinic extensions and community-hall refurbishments.
Our preferred contracting form is single-stage lump-sum, with optional client-side cost monitoring. We carry our own trades for groundworks, concrete, masonry and carpentry, and we sub-let specialist works to a stable bench of partners we have worked with since the firm was founded.
Water, heating and air-conditioning installation
We install incoming water mains, domestic hot and cold water distribution, heating risers and radiators, mechanical ventilation, and split or VRV air-conditioning. We size pipework against the architect's load calculation and we test against a written commissioning sheet rather than a verbal sign-off.
On general-contracting projects this scope is carried in-house by our MEP team. As a stand-alone package we have delivered phased retrofits on operational warehouses, school heating risers and clinic ventilation.
Other specialised construction-assembly works
Covers specialist trades that sit alongside the main building scope: lift shaft preparation, fire-stopping at service penetrations, raised access flooring, plant-room steelwork and acoustic treatments.
We typically deliver these as targeted sub-packages within a larger general-contracting job, but we will quote stand-alone where a client already has a main contractor in place.
Other specialised construction activities
Structural strengthening, screeding, dry-lining, render systems and prepared sub-bases for industrial flooring. This is where we place trades that do not fit cleanly into a single building-services or main-contracting line item.
Stand-alone enquiries are welcome. A typical small-package job is a one-floor screed-and-dry-line refit ahead of an incoming tenant fit-out contractor.
How a YUKKAS contract is run
Each project has a named project manager who attends every weekly site meeting and signs every change-order. Programmes are run in two-week look-ahead windows against a monthly master programme. We invoice against agreed valuation dates, with photographic backup for every claimed line.
Site safety is run against a written method statement and risk assessment per trade. Defects are tracked on a single shared snag list from snag through to sign-off, and we hand over a closed list at completion rather than a verbal “we will sort it”.
